How to Get A Khatha in Bangalore ?:
Khata is important when you apply for any license of building or for trade, applying for loan from any banks or establishment.It consists all the small print of property like name of owner, size of buildings, location of property and all different details that helps to file capital levy.
The following documents are required for registration of Khatha for the first time. :
(a) Properties allotted by Bangalore Development Authority / Karnataka Housing Board following documents need to be enclosed:
- Application in prescribed form
- Attested copy of the title deed
- Copies of previous tax paid receipts
- Possession certificate
- Sketch showing the location of property
(b) Revenue Pockets, BDA Reconveyed
areas, Gramathana, high rise
buildings (both apartments and
commercial complexes):
- Application in prescribed form
- Title documents, flow chart of the title
- Copies of previous tax paidreceipts
- Proof of improvement charges paid
- Khatha extract issued by previous authority / local body.
- Sketch showing the location and measurements of the property.
- EC as obtained from sub-registrar till date
- Occupation certificate in case of multi storied buildings / non-residential complexes and Apartments
Fees payable:
2% admin fees on stamp paper value, improvement expenses Rs.100/ SQ. Yard in new areas and Rs.50/Sq. Yard in old areas

Khatha Transfer Process:
The following documents are required for Transfer of Khatha from one person to another based on the documents like sale deed, will, gift deed, family partition, release deed, in respect of properties already having khatha:-
- Application in prescribed form
- Title documents, flow chart of the title
- Copy of upto date tax paid receipt
- Affidavit regarding / inheritance / gift / court decree.
- Original Death certificate in case of Kathadar’s death
